Congratulations and welcome to Sacramento Villa Palazzo!   We would like to take a few minutes of your time to answer some questions we think you may have concerning the purchase of your home within a common interest development. Your Association has been incorporated by law into a California corporation to provide you with benefits which other homeowners do not have. A primary benefit is to properly maintain the overall appearance of your Community. In essence, you have not only acquired a home, but also a membership within a California corporation!

 

 

VierraMoore, Inc. has been retained to provide you and the Board of Directors with services which are necessary to effectively operate the business of the Association. We assist the Board with the operation of the Associa­tion, help establish committees, coordinate the Board of Directors' meetings and Annual Members’ Meeting, supervise subcontractors to maintain the common areas and oversee the collection and disbursements of funds. We specialize in assisting in the formation of new Associations to assure their proper operation. We will be the primary contact for matters concerning your Association and the common areas.

 

Your first month's assessment was paid in escrow. Hereafter, you will receive a "courtesy" invoice on or before the first of the month for which it is due. Your payment is due on the first of the month and delinquent if not received by the 15th of the month. Please mail your payment in the return envelope provided. If you should have any questions regarding your Association account, please contact our Accounting Department at the above number. Please review the Association’s “Assessment Collection Policyincluded in the Owners Manual.

 

For your convenience, Union Bank of California offers the Association free automatic electronic payment of your monthly assessment from your checking account. If you decide you want this free service, complete and sign (by all on the checking account) the enclosed form and return the bottom portion to the address listed on the form. Please note that you will still receive a monthly invoice showing receipt of your payment. If you have any questions, please contact Union Bank directly at the phone number on the form.

 

You should have received the following from the Seller:

 

Ø      Two Pre-coded Entry Gate Transmitters. Replacement transmitters are $35 each. Please aim the transmitters at the key pad, not the gate, as the antenna is located there.

 

Ø      One Pedestrian Gate Key/Pool Key - This key will allow access to the pool, bathrooms and the pedestrian gate.

 

  

In the Mail or the Seller should have provide you with the following:

 

Ø      An Owners Manual which includes general information about the homeowners association, Rules and Regulations, architectural approval process and Assessment Collection Policy. Please take the time to review this manual.
 
Ø      Home Improvement Request Application for submitting any alterations or improvements to your home. When your plans have been drawn and the Application completed, please forward to the above address for submittal to the Architectural Control Committee. Please be advised that any alterations or changes to your property must receive architectural review and written approval. The Association does enforce its policy on non-compliance by hearings and fines.
 

Ø      Telephone Number and Vehicle Information Form: Complete and return the enclosed vehicle information form to the Management Company. When you get a telephone installed in your new home, be sure to let us know so your name and number can be programmed into the gate. Once programmed, this will allow your guests to locate your code and ring your home. To open the gate, simply press NINE (9) on your touch tone phone and hang up.

 

The Association maintains the front yard landscape. Please do not tamper with the irrigation timers or tap into them for your backyard landscaping. A wire in the garage which was pointed out to you at your walk-through is available for your backyard irrigation timer.

 

As a reminder, there is no parking in the private streets or courtyards as these are considered fire lanes. Residents should park in their garage so that the open parking spaces are available for your guests.

 

Should you have questions or problems concerning your Association or the common areas, please feel free to contact our office at the above number. We do maintain a 24-hour emergency answering service in addition to our regular office hours of 8:00 a.m. to 5:00 p.m.
